On 24 September, Britain’s largest banks moved money between each other as tokenised deposits for the first time. Under UK Finance’s Great British Tokenised Deposit project, Lloyds, NatWest and Barclays completed two remortgage transactions in which funds were released between banks automatically once the property transfer was confirmed. In a second test, three banks including HSBC ran a simulated marketplace purchase where the buyer’s money was held and paid to the seller only after delivery was verified. The participants, which also include Monzo, Nationwide and Santander, now plan a company, a rulebook and three digital bonds settled in tokenised deposits in the first quarter of 2027.
Most coverage read this as deposit tokens against stablecoins. That is the less interesting part. What the banks actually demonstrated is money that waits for an event and then moves on its own. And the event they chose, a house changing hands, is the easiest one there is. Trade’s equivalent, a title changing hands mid-ocean, is where the same idea still has nothing to wait for.
What the banks actually showed.
A tokenised deposit is an ordinary bank deposit recorded on a shared ledger instead of each bank’s own books. It keeps the legal status of the money already in an account, but it can be told to move only when a condition is met. The remortgage test used exactly that: the new lender’s funds sat ready, the property transfer was confirmed, and the money moved without anyone pressing release.
The point is not speed. Remortgages already complete. The point is that the payment and the change of ownership became one step instead of two, and that rival banks did it on one system rather than on separate pilots that could not talk to each other.
Why the house was the easy case.
A domestic remortgage has every advantage. One currency. One legal system. One authoritative record of who owns the property, which every party already trusts. Banks inside the same scheme, soon under the same rulebook. When the condition is “the transfer is confirmed”, there is no argument about what confirmed means or whose record counts.
Take any one of those away and the design gets harder. Take all of them away and you have a cross-border trade: two currencies, two legal systems, banks on either end that belong to different schemes, and ownership of the goods carried by a document that, in many jurisdictions, still only counts as a title if it is printed on paper.
What trade is missing.
The money side of trade is catching up fast. Banks in Japan, Singapore, the UK and elsewhere now run deposit tokens, and Japan’s megabanks are testing stablecoins for trade payments. What trade lacks is the other half of the remortgage: an event the payment can wait for that every party will accept. For goods at sea, that event is the transfer of control of the bill of lading. Where the electronic version has full legal standing, it can play the role the property record played in Britain. Where it does not, the money has nothing trustworthy to wait on, so it waits for a person instead.
That is why Japan’s amendment to the Commercial Code on electronic bills of lading, heading to the Diet this autumn, matters more to payments than it first appears. It does not move any money. It creates the event that money could be told to wait for.
This is the layer we are building
We work at the point where title and money meet. Our Digital Safe holds the electronic trade document; Digitrad Payments carries the value; the transfer of one is the condition for the release of the other, which is the remortgage pattern applied to a shipment. Together with a tokenised-deposit platform and a bank, we are working on settling open-account trades in a bank-issued deposit token that waits for the electronic bill of lading. On the stablecoin side, our end-to-end run with BitTrade showed a cross-border payment received, converted and withdrawable as ordinary yen within the same business day.
The British test is encouraging because it shows banks will let a condition release their money. The work in trade is to give them a condition they can rely on across a border.
The litmus test
Ask your bank one question: if it can release funds automatically when a house changes hands, what would it need to do the same when a bill of lading changes hands?
If the answer is a list of documents to check, the money is ready and the title is not.
